Marketing Plan

Here are some questions to ask during the interview process.

  1. What is your marketing strategy?
  2. Do you actually spend money to market our home, or do you just depend on your broker paid ads?
  3. How do you use technology in marketing my home?
  4. Do you have a website(s) to advertise my property? Can you show me verifiable statistics to show how many visitors you get to your site a day, month, year?
  5. How and on what search engines is your website found? For what search phrases that will benefit me in the sale of my home?
  6. Will my home have a custom designed property website so it can be found by potential buyers? Or, how will my house be found on the internet?
  7. How will you communicate with me? Are there improvements I can make to my home that will increase it's market value?
  8. What / where is your written marketing plan?
  9. What credentials and experience do you have?
  10. Do you have any technology related certifications?
  11. Will you provide me with a Comparative Market Analysis (CMA)?
  12. Do you have any Performance Guarantees?
  13. Will you provide me with references of past clients?
  14. Are you a full-time, or part-time agent? How many transactions did you close in the last 12-months?
  15. Why should I list with you rather than another agent?

Also, real estate agents should know what the competition is and how much it will effect your sale.

NEVER choose a realtor on price alone. Remember that a realtor cannot magically raise the selling price of the house. Consider the buyer. The purchaser won't willingly pay too much; it's most likely that he or she will do research on the market and try to find the best product for the best price. Also, the buyer's  lender will require an appraisal based on the most recent comparable closed sales...not what homes are currently listed for. The facts simply cannot be changed, no matter which REALTOR you select.
