How does a property become REO, Bank or Lender Owned?
- Borrower becomes delinquent with mortgage payments.
- Lender files and records Notice of Default.
- Borrower typically has 90-days to bring loan current.
- On day 91 after recording Notice of Default (NOD), lender files and are records Notice of Trustee Sale (NOT).
- Trustee Sale occurs approximately 21-days after NOT.
- If no bidders at the Trustee's Sale, property reverts back to foreclosing lender and becomes Real Estate Owned (REO). All junior liens are wiped out, mechanics liens and IRS liens remain with the property.
- Property is then listed for sale with a real estate agent.
